From pet policies to parking, find answers to common questions about our apartments, amenities, and The Atrium resident experience.

Leasing & Application

What is the lease term?
Our standard lease term is 12 months. However, we may offer shorter or longer lease options based on availability and individual needs. Please contact our leasing office to discuss your preferences.
Is there an application fee?
Yes, there is a non-refundable application fee of $100.00 per applicant. This fee covers the cost of background screening, credit check, and income verification. Please note that each individual aged 18 or older who will reside in the apartment must complete a separate application.
What documents are required to apply?
To complete your application, please provide the following:
• A valid government-issued photo ID
• Proof of income (such as recent pay stubs or tax returns)
• A signed Social Security card or ITIN documentation
How long does the approval process take?
The approval process typically takes 24 to 72 hours, depending on how quickly all required documents are submitted. Delays may occur if additional documentation is needed or if the Plaid verification step at the end of the application is skipped.

Rent & Fees

What is included in the rent?
Your monthly rent includes the following utilities and services:
• Sewer
• Trash collection
• Hot & Cold water

Residents are responsible for setting up and maintaining the following services:
• Electricity through PSE&G
• Cable and internet through providers such as Verizon or Optimum

Please ensure these accounts are active prior to your move-in date.
Is renters’ insurance required?
Yes, renters’ insurance is required and must be active prior to move-in. Coverage must be maintained for the entire duration of the lease.

Key Requirements:
You may choose any insurance provider. If applicable, we recommend checking with your current auto insurance carrier for bundling options.

All financially responsible leaseholders must be listed individually on the evidence of coverage or declaration page.

Proof of coverage must be submitted before move-in and kept up to date. It is the tenant’s responsibility to provide renewal documents throughout the lease term.

Automatic Enrollment Policy:
If valid renters’ insurance is not on file, you will be automatically enrolled in our Liability to Landlord Insurance program at a cost of $15/month ($10.50 for coverage + $4.50 administrative fee).

⚠️ Please note: This policy does not cover personal belongings or medical expenses.

Are there any move-in fees or deposits?
We do not charge any move-in or broker fees. Once your application is approved:

• You’ll have 24 hours to sign the lease and pay a hold deposit, which secures the apartment and is applied toward your first month’s rent.
• A security deposit equal to 1.5 times the monthly rent is due at move-in. This must be paid by certified check or money order and will be held in an interest-bearing escrow account.
• Additional fees may apply for pets or optional amenities.

Pets

Are pets allowed?
Yes, we are a pet-friendly community!
Cats and dogs are welcome, with a maximum of two (2) pets per apartment.

Please note the following restrictions:
• Weight limit: 40 lbs. per pet
• Breed restrictions: Certain dog breeds are not permitted, including but not limited to:
Pit Bulls, Rottweilers, Dobermans, German Shepherds, and other breeds deemed aggressive by management.
• Prohibited animals: Reptiles, rodents, birds, insects, and exotic animals are not allowed.
• All pets must be approved by management prior to move-in.
Is there a pet fee or deposit?
Yes, the following fees apply for pet-owning residents:
• A one-time, non-refundable pet fee of $500
• A monthly pet rent of $50 per pet

These fees help maintain a clean and comfortable environment for all residents.

Parking & Transportation

Is parking available?
Yes, parking is available for an additional monthly fee.
• Assigned outdoor parking: $75/month
• Electric Vehicle Parking: $175/month

Spaces are limited and assigned on a first-come, first-served basis. Please contact the leasing office for current availability.
Is the community near public transportation?
Absolutely! Our community is very close to public transportation and is considered a commuter-friendly location:
• The apartment complex is located just a minute from Anderson Street Station, which is part of the NJ TRANSIT Pascack Valley Line. This makes it highly convenient for commuting to New York City and other destinations.

• The station itself is located at Anderson Street & Linden Avenue, which is right near the Atrium’s address at 29 Linden Street.

• The area also offers bike racks, permit parking, and ticket vending machines, making it accessible for various commuting preferences.

• The Atrium is described as a “commuter’s dream,” with walking access to shopping, restaurants, and entertainment, in addition to public transit.

How close is the property to local attractions or downtown?
The Atrium at Anderson Station is conveniently located near several local attractions and downtown amenities:

Maintenance & Amenities

How do I submit a maintenance request, and is emergency maintenance available?
Maintenance requests can be submitted in two convenient ways:
• Through the Resident Portal (available online or via mobile app).
• By calling our 24/7 Maintenance Contact Center at 201-567-1221×1 .
• Full instructions and contact details will be provided during your move-in orientation.

🔧 Emergency maintenance is available 24/7 for urgent issues such as water leaks, loss of heat, or electrical hazards.
What amenities are available?
Our community offers a variety of modern amenities designed for comfort and convenience, including:
• ButterflyMX smart directory and entry system
• Key fob building access
• Elevator access to all floors
• Secure package room for deliveries
• Fitness Center with Echelon Mirror and Peloton
• Optional in-unit water filtration system available for $35/month

Move-In & Living

When can I move in?
Move-in dates are scheduled after the lease is signed and the hold deposit has been paid.

⏳ Please note: We do not hold apartments for more than two weeks from the date of application approval.
Can I make changes to the apartment (e.g., paint, install shelves)?
Modifications to the apartment are not permitted without prior written approval from Management. This includes:
• Painting walls
• Installing shelves or appliances
• Making repairs or alterations

A reasonable number of small nails may be used for hanging pictures. However, stickers, large holes, and unauthorized installations (such as video doorbells or satellite dishes) are strictly prohibited.
Are there quiet hours?
Yes, to help maintain a peaceful living environment, quiet hours are observed from 10:00 PM to 8:00 AM.

During this time:
• Music, appliances, and other noise should be kept to a minimum
• Strong odors (from cooking or chemicals) should be properly ventilated to avoid disturbing neighbors

Move-Out

What is the notice period for moving out?
A minimum of three full calendar months’ written notice is required before your intended move-out date.
• If less than 90 days’ notice is given, you are still responsible for rent for the full 90-day period.
• Lease obligations continue until the apartment is fully vacated, returned in proper condition, and all applicable fees are paid.
Will I get my security deposit back?
Yes. Your security deposit is held in a New Jersey-based interest-bearing escrow account.

The deposit, along with any earned interest, will be returned within 30 days of move-out, minus any deductions for:
• Unpaid charges
• Damages beyond normal wear and tear
Can I break my lease early?
Yes, the lease agreement includes provisions for early termination if you are unable to fulfill your lease obligations. We understand that circumstances can change, and we’re here to help.

Tenants have the following general options:
Option 1: Break Lease Fee
• Provide at least three full calendar months’ written notice
• Pay a break lease fee equal to three months’ rent
• You remain responsible for rent during the 90-day notice period

Option 2: Re-Rental Responsibility
• Remain financially responsible for rent and charges until the apartment is re-rented or the lease ends, whichever comes first.

🏠 In all cases, the apartment must be fully vacated and returned in proper condition for lease obligations to end.
⚠️ If you remain past your stated vacate date without written approval, this is considered a holdover, and you may be charged double the monthly rent for the full month—even if it’s just one day over.
